Why off-plan

The best homes

go before they are built

Buying off-plan means reserving a home before the building is complete and paying for it in stages while it goes up. You choose from every home in the building, not what is left, and you spread the cost over two or three years.

In Dubai the process is well regulated: off-plan payments go into an escrow account for that one project, and the developer can only draw on it as construction is inspected.

The trade-off is time. You wait for your home, so it matters who is building it and how openly they share progress. That is the part we have built our name on.

Clear ownership

Yours, outright,

from the first payment

Your home is registered in your name with the Dubai Land Department from the day you sign, and the title deed is issued at handover. Every area we build in is freehold, so foreign buyers own their homes completely, with no lease to run out.

Two ways to buy

Live in it,

or let it work for you
For living
A home for you
Pick the home, the floor and the view while the whole building is still available. We help you choose finishes and plan the move, and we are there on the day you get the keys.

For investing
A home that earns
Many of our buyers rent their homes out. Our agency team can find tenants before handover and manage the letting afterwards, so the home earns from the day it is finished.

Questions

What buyers

ask us most

Anything else, ask us directly: there are no silly questions about the biggest thing you will ever buy.

Can foreigners buy property in Dubai?
Yes. Foreign buyers can own property outright (freehold) in Dubai's designated freehold areas, which include every area we build in. You do not need to be a resident to buy.
How much do I need to reserve a home?
Usually 10 percent of the price, plus the Dubai Land Department's 4 percent registration fee when you sign the sale agreement. The rest follows the payment plan for that project.
Is my money safe if I buy off-plan?
Off-plan payments in Dubai go into an escrow account registered to the project, and the developer can only draw from it as construction is checked. Every one of our projects has its own escrow account; we share the details before you pay.
Can I get a mortgage?
Yes. Banks lend on ready homes and, closer to completion, on off-plan homes too. We work with several banks and brokers and can introduce you.
What happens if the building is delayed?
Your sale agreement states the expected completion date and what happens if it moves. Our instalments are tied to construction milestones, so you do not pay ahead of the building.
Can I rent the home out after handover?
Yes. Many of our buyers do. Our agency team can find tenants and manage the letting, or you can use anyone you like.
Does buying get me a residence visa?
Owning property worth AED 2 million or more can make you eligible for the UAE's ten-year Golden Visa. The criteria change from time to time, so we always point buyers to the current official rules.
Can I visit before I buy?
Of course. Our sales gallery has a full show apartment and the materials for every project. Book a call or a visit any day; Saturday viewings are by appointment.
