Property and the UAE Golden Visa: what qualifies
The UAE's Golden Visa is a ten-year, renewable residence visa. One of the ways to qualify is by owning property, and it is one of the most common questions we are asked.
The headline rule
Owning property in the UAE worth at least AED 2 million can make you eligible. The value can be one property or several added together, and the visa can usually include your spouse and children.
Off-plan and mortgaged homes
Off-plan homes from approved developers and homes bought with a mortgage can qualify in some cases, but the conditions are specific and they have changed over the years. Check the current criteria with the authorities before you buy with the visa in mind.
What you will need
Typically: your title deed (or the off-plan registration certificate), a passport, a photo and the application through the official channels. Approval times vary.
Treat the visa as a benefit of the right home, not the reason to buy the wrong one.
