Dubai Marina or Dubai Hills? Choosing where to live

27 August 2026 · 5 min read · By the Bravas Living team

Two of the areas we build in could hardly be more different. Here is how we describe them to buyers who are deciding between the two.

Dubai Marina: the city by the water

The Marina is dense, lively and walkable. You can live without a car if you want to: the tram, the metro, the beach and hundreds of restaurants are all close by. Most homes are apartments, many with a view of the water.

It suits people who want the city at the door, couples, and investors: apartments here have long been popular with tenants, so rentals tend to let quickly.

Dubai Hills Estate: gardens and space

Dubai Hills is a planned community around a large park and golf course, with villas, townhouses and some apartments. It is quieter and greener, with schools, a hospital and a large mall inside the community.

It suits families and anyone who wants a garden, at the cost of driving for most things.

A quick comparison

Choose the Marina for walkability, water and rental demand. Choose the Hills for space, gardens and schools. Both have good long-term demand; what matters more is the specific building and street.

Visit both on a weekday evening. You will know within an hour.

We build in both: Marea Residences in the Marina and Hillside Courtyards in Dubai Hills. Book a visit and we will show you both on the same day.
